Case Study: All-in-one reports with The Agent Site

October 2, 2025 Checkboard Team

Since 2020, The Agent Site has been performing fast, accurate AML and source of funds checks for homebuyers, delivering reports to solicitors and conveyancers to help get them legally ready for completion.

To find out how Checkboard has made The Agent Site faster, more streamlined, and more scalable, we spoke to Founder and CEO Fiona Drummond.

The challenge: Slow and disconnected

Slow, manual checks across multiple platforms were making it harder for the Agent Site to get clients legally ready. This was creating more admin for its staff, hurting the client experience, and hindering the firm’s ability to scale and grow.

Without API integrations, the Agent Site was performing checks across two disconnected platforms from two different providers: one for AML checks, and one for proof of funds. This meant staff had to painstakingly link checks to client accounts manually.

And because solicitors often require clients to be legally ready in a matter of days, staff had to spend long hours performing manual data entry to tight deadlines, creating a serious burden for the team.

It also hurt the customer experience: each client had to download two different apps to perform the required checks, slowing matters down, lowering completion rates, and adding to burden of home buying for many clients.

Plus, without open banking, proof of funds checks still required clients to print out physical bank statements and utility bills, creating even more work and friction.

“Obviously it was a lot of manual work, and it wasn’t scalable,” said Fiona. “We wanted to convert clients, increase our conversions, and grow our business – but we were spending all our time doing the admin work. It’s not a good use of time.”

The solution: Fast, accurate reports

The Agent Site found a solution to its challenges in Checkboard.

Unlike some other solutions, Checkboard performs both AML and proof of funds checks on one secure platform. But according to Fiona, it wasn’t just the ability to perform those checks, but to integrate them with The Agent Site’s existing platforms that made Checkboard the clear choice.

“The first thing that really paved the way for Checkboard was that we could do proof of funds and AML checks from one place. But APIs were the game changer,” explained Fiona.

This has allowed The Agent Site to perform all its checks on a single integrated platform, and quickly deliver accurate reports to solicitors, significantly boosting speed and efficiency.

“Clients only need to download one app, do one check, and the results just come straight back into the portal, so the solicitor gets the results they need to get the legal work started,” said Fiona. “So, it got the legal work off to a flying start instead of a lumbering pace.

The results: All in one place

Now, The Agent Site is performing all its AML and proof of funds checks in one place.

With open banking and straightforward API integrations, all that data is quickly and seamlessly linked to client accounts and passed on to solicitors. The process is streamlined and scalable.

By making much of that process fast and automated, The Agent Site’s sales team can spend less time on admin and more time converting new business.

This has also made a huge improvement to the client journey. Instead of teaching each customer to use two separate systems, they now only need to use one. This has reduced friction and increased completion times.

“It’s increased our ability to scale the business, to improve our services, and to make us more efficient – which then increases revenue,” said Fiona.

To Fiona, Checkboard helps The Agent Site resolve what she sees as the two major issues in conveyancing. “The main benefit for our clients is communication. It’s still the number one issue in conveyancing. The second issue is the speed it takes, and Checkboard allows us to get the clients legally ready in a faster time frame.”

And that’s reflected in the firm’s growth. Over the past year, it has seen a 12% improvement to its conversion rate, and a 56% increase in revenue.
